January 2017 Ventura County Real Estate Market Analysis

Today’s post will look at the Ventura County real estate market in January 2017. The number of homes sold in January was relatively low, which makes sense coming out of the holidays, as not many homes are on the market in the November/December time frame. Still, the average sale price was above the average listing price and Days on Market (DOM) decreased to an average of 69 days. Inventory remains super tight, down to only 1.58 months’ worth of supply. The housing slowdown that many predicted after the presidential elections have yet to come to fruition, at least not in Ventura County.

For purposes of this and future blog posts, Ventura County statistics are based off of the following ten cities in Ventura County: Camarillo, Fillmore, Moorpark, Ojai, Oxnard, Port Hueneme, Simi Valley, Santa Paula, Thousand Oaks, and Ventura. This data is pulled directly from the Multiple Listing Service (MLS) and may not contain information on properties that were sold off market. Number of homes sold does not include residential income, lots and lands, or commercial.
