February 2017 Ventura County Real Estate Market Analysis

Today’s post will look at the Ventura County real estate market in February 2017. The number of homes sold in February was even lower than in January. Since the average Days on Market (DOM) was 71 in February, this could possibly be a result of buyers returning to the market after the holiday season and those homes just now getting into escrow. What may come as a surprise to many, especially with inventories level at only 1.64 months’ of supply, is that the average sales price was below the average listing price throughout the county. We have not seen a negative number in that category since last September. A look at the numbers coming out of March may give us some insight into if we are seeing a seasonal anomaly, or if we are starting to see some sort of trend. And for anyone looking at the Thousand Oaks numbers and wondering about the million dollar prices, this can be attributed to a couple of houses selling for $4 million dollars and one selling for $7 million (must be nice).

For purposes of this and future blog posts, Ventura County statistics are based off of the following ten cities in Ventura County: Camarillo, Fillmore, Moorpark, Ojai, Oxnard, Port Hueneme, Simi Valley, Santa Paula, Thousand Oaks, and Ventura. This data is pulled directly from the Multiple Listing Service (MLS) and may not contain information on properties that were sold off market. Number of homes sold does not include residential income, lots and lands, or commercial.
