This is the second post in our series where we analyze the Ventura County residential real estate market. Today’s post will look at actual sales data from April 2016. In addition, we have also added the number of months’ worth of inventory in the Ventura County market. This number is derived using the number of homes sold within the last year and calculating the monthly average based off of that amount. We then divide the current number of active listings by this amount to calculate the inventory. As a note, the number of active listings does not include homes that are currently under contract or have a pending sale.
For purposes of this and future blog posts, Ventura County statistics are based off of the following ten cities in Ventura County: Camarillo, Fillmore, Moorpark, Ojai, Oxnard, Port Hueneme, Simi Valley, Santa Paula, Thousand oaks, and Ventura. This data is pulled directly from the Multiple Listing Service (MLS) and may not contain information on properties that were sold off market. Number of homes sold does not include residential income, lots and lands, mobile homes, or commercial.
