September 2016 Ventura County Real Estate Market Analysis

Today’s post will look at the Ventura County real estate market in September 2016. As compared to August, September saw an increase of inventory on the market. For the first time since we began this analysis, we also saw the average sold price of a home below the average listing price. Ventura County residents shouldn’t read too much into this as it is most likely the end of summer slowdown. Not to mention, too much emphasis shouldn’t be placed on month-to-month changes to begin with. As usual, we will keep our eye on the market and see if we can spot any long term trends. With the presidential election happening next month, we will see if that has any effect on the county’s real estate market.

For purposes of this and future blog posts, Ventura County statistics are based off of the following ten cities in Ventura County: Camarillo, Fillmore, Moorpark, Ojai, Oxnard, Port Hueneme, Simi Valley, Santa Paula, Thousand Oaks, and Ventura. This data is pulled directly from the Multiple Listing Service (MLS) and may not contain information on properties that were sold off market. Number of homes sold does not include residential income, lots and lands, mobile homes, or commercial.
